Jeremy was born in Vancouver BC to immigrant parents who arrived in 1968. At the age of eight he left for Hong Kong to discover his roots and spent the majority of his adolescent years there. Jeremy is fluent in English, Cantonese, and Mandarin. Upon completing high school he returned to Vancouver for post-secondary education. He graduated from University of British Columbia in 2008 with a Bachelor in Commerce and majored in Finance. Due to his firm belief in continuous development and passion for finance he went on to become a Chartered Financial Analyst® (CFA) charterholder in 2014. Jeremy is happily married to his wife Vivian Chan and during their spare time, they explore the different hiking trails that beautiful British Columbia has to offer along with their dog Pepper.
Jeremy has worked for various financial institutions including a big bank and credit union. With almost a decade long of retail and commercial banking experience, he has received multiple performance awards and accolades from his employers. But to him it was more than just being recognized as a top producer, it was about helping his clients realize their financial goals and improve the quality of their lives.

$1,275,000 fixed rate term loan at 75% loan-to-value for a freehold industrial property for lease, located in Burnaby. No corporate guarantee required on operating company.
Construction Loan
$2,200,000 construction loan 20 months at 75% loan-to-cost including soft/hard/land for 2 duplex units located in Vancouver East. Turnaround time was less than a week.
Interim financing
$8,500,000 floating rate/open term loan; 26-unit co-op in Vancouver West end. 60% loan-to-value with interest-only payments for 36 months. Property is held for future land development and construction financing.
Industrial Strata Unit
$2,000.000 fixed rate term loan; Industrial strata-unit including tenant improvements at 75% loan-to-value (owner-occupied) located in South Surrey and refinance on a separate industrial at 75% loan-to-value in Cloverdale.
Multi-unit residential
$1,820,000 fixed rate term loan; multi-unit residential building in Vancouver (Marpole neighborhood). Rental income only supported 48% loan-to-value but I was successful in getting the client 70% loan-to-value using additional cash flow from their operating company.
Commercial Construction Financing
$3,100,000 construction mortgage for commercial office and retail building in Port Coquitlam. Build to lease project, with less than 50% pre-leased. The loan-to-value was 75% for 18 month term. Debt service reserve was included in loan advances.
